Our latest project sits within one of these elegant buildings, on the fourth floor, in an apartment now poised for a sensitive and carefully managed refurbishment.
Although the works take place entirely within the flat, buildings of this scale and heritage always require a thoughtful approach. Layers of history, unique construction methods and the simple passage of time all shape how a home like this should be adapted. Our role is to guide the project through these early stages, bringing clarity, structure and coordination.
A Project Guided by Two Complementary Appointments
To support the client through the early phases, Folly Architects were appointed under two parallel roles, each with its own purpose but both working together to create a smooth, well-planned route forward.
Architectural Appointment — Preparing the Gateway 2 Submission. This is our primary role on the project and covers everything needed to prepare, assemble and submit the information required at Gateway 2. It includes:
- Reviewing the design and technical information provided by the wider team
- Advising on the adequacy of the documents before submission
- Preparing the full Gateway 2 application, structured clearly and ready for BSR review
- Providing tried-and-tested templates from recent successful projects
- Submitting the application online and monitoring its progress
- Organising and coordinating documents so that everything is consistent and complete
- And, as part of this appointment, compiling the Fire & Emergency File, assembling building-specific fire information into one clear, ordered document
This role is all about clarity and structure — ensuring the submission is strong, well-presented and ready for the level of scrutiny expected in a building of this type.
Advisory Appointment — A Specialist Eye Over Key Documents
Alongside the architectural submission, we were also appointed in a lighter advisory capacity. This work involves:
- Reviewing the consultant’s documents from a regulatory standpoint
- Offering comments, observations and guidance
- Highlighting any areas that may benefit from refinement before submission
- Providing our Regulatory Checklist and Change Control Procedure for the team to use
- Acting as an additional layer of quality assurance without taking control of the design
This appointment is purposely non-intrusive — a knowledgeable second set of eyes focused on strengthening the quality and completeness of the information.
A Sensitive Refurbishment Inside a Historic Mansion Block
With the regulatory and preparatory work underway, attention turns to the apartment itself. The refurbishment focuses on enhancing the internal layout, updating key spaces and creating a bright, calm home that reflects its prestigious setting. Our role is to help ensure the improvements feel natural within the framework of this historic structure, respecting its character while bringing the home up to a modern standard.
